General Agreement
– These Terms and Conditions apply to all individuals seeking accommodation, including students, working professionals, and other tenants.
– The Company reserves the right to modify, amend, or update these Terms and Conditions at any time. Any changes will be communicated in writing and will take effect upon posting.
Accommodation Services
– The Company provides residential accommodations for international students and working professionals, with all properties being fully furnished and equipped with essential amenities.
– The accommodations are strictly for residential purposes. No commercial activities are permitted without prior written consent from the Company.
– Availability is subject to confirmation by the Company and may vary based on location and specific preferences.
– The Company ensures essential services, including maintenance, utilities (electricity, water, heating), and internet access, unless otherwise stated in the rental agreement.
Eligibility and Application Process
To qualify for accommodation, applicants must meet specific criteria, which may include but are not limited to:
– Proof of student status or employment.
– Valid identification.
– References or guarantors (if required).
– Any other documents requested by the Company.
– The Company reserves the right to reject applications that do not meet the required standards or contain false or incomplete information.
Rent and Payments
– Rent payments are due as per the schedule specified in the lease agreement (e.g., monthly payments).
– Rent must be paid in full by the due date using the agreed-upon payment method. Late payments may incur penalties or lead to termination of the lease.
– A security deposit may be required, which will be refunded at the end of the lease, subject to property condition and compliance with lease terms.
– All payments must be made in the local currency or another currency accepted by the Company.
Tenant Responsibilities
– Tenants must maintain cleanliness and take care of their accommodation.
– Any maintenance issues or damages must be reported to the Company immediately.
– Tenants must comply with local laws, building regulations, and respect the rights and privacy of other residents.
– Subletting or transferring the lease without the Company’s prior written consent is strictly prohibited.
– Noise levels should be kept low, particularly during night-time hours, to ensure a peaceful living environment.
Company Responsibilities
– The Company is committed to providing safe, clean, and well-maintained accommodations.
– Maintenance issues will be addressed promptly to ensure habitability.
– The Company complies with all relevant health, safety, and housing regulations.
– Reasonable notice will be given before entering the premises for inspections or maintenance.
Termination of Agreement
– Either party may terminate the rental agreement by providing notice as outlined in the lease agreement (typically 30 days’ notice).
– The Company reserves the right to terminate the agreement in cases of non-payment, property damage, or violations of local laws or rental terms.
– Upon termination, tenants must vacate the premises, return keys, and leave the property in good condition.
Liability and Insurance
– The Company is not responsible for any loss, theft, or damage to tenants’ personal belongings. Tenants are encouraged to obtain renters’ insurance.
– The Company is not liable for injuries, accidents, or damages caused by tenant negligence or actions of other tenants.
– The Company is not responsible for disruptions caused by external factors, such as natural disasters, power outages, or emergency repairs.

– The Company is committed to protecting tenants’ personal data and will only use it for accommodation-related services.
– Personal information such as contact details, payment history, and tenant records will be collected and stored in compliance with applicable data protection laws.
Dispute Resolution
– Any disputes or complaints should be submitted to the Company in writing for resolution.
– If a resolution cannot be reached, disputes may be referred to a third-party mediator or arbitrator.
Force Majeure
– The Company will not be held responsible for any failure or delay in fulfilling its obligations due to circumstances beyond its control, including but not limited to natural disasters, strikes, pandemics, or government restrictions.
Governing Law and Jurisdiction
These Terms and Conditions shall be governed by the laws of the country in which the accommodation is located.
– For accommodations in the United Kingdom, these Terms will be governed by the laws of England and Wales.
– For accommodations in Ireland, these Terms will be governed by the laws of Ireland.
– For accommodations in Canada, these Terms will be governed by the laws of the respective province.
– For accommodations in India, these Terms will be governed by the laws of India.
If any provision of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions shall remain in full effect.
The Company may assign or transfer its rights and obligations under this agreement without requiring tenant consent.
